Terms and Conditions

Bookings/Reservations
All bookings and reservations are provisional and will be held for 7 days. If we have not received the appropriate deposit and booking form within 7 days we regret your booking/reservation will lapse. All bookings are taken with the understanding that you have read and accepted these Terms and Conditions.

Deposit/Balance Payment
If a booking is made eight weeks or more before the holiday starts, a deposit of one−third of the full rent must be paid. The balance is payable not later than eight weeks before the start date. If your holiday begins less than the eight weeks from the time of booking the full rent is payable immediately. Please make a note of when your balance payment is due. Reminders will not be issued.

Arrival
In order for us to prepare your property and grounds for your arrival we have set the arrival time at 5pm. Please do not arrive before this time unless prior arrangements have been made with us.

Departure
Please depart before 10am in Tre Davas and Tre Venton, 10:30 am in Bosorne hayloft and the Shepherd’s hut.
Please message/let us know when you have vacated was this allows us to start cleaning/checking.

Cancellation
In the event of customer cancellation less than eight weeks before a holiday begins, the whole rent is payable unless we succeed in re−letting. With more than eight weeks notice, the deposit only would be forfeit if we are unable to re-let .We would recommend that guests look into taking out their own travel insurance.

Composition of Parties and Age Limits
We are essentially providing family holidays and it is our policy not to accept bookings from groups of young people under the age of 25 and/or large all male or all female parties. This policy is not intended to be discriminatory, but is merely to protect ours and the other guests’ interests.

Parking
There is parking for cars at all properties. Vehicles parked at own risk.

Smoking
All properties are non-smoking/vaping

Illegal substances
The possession of and/or use of illegal substances is strictly prohibited. Any evidence of, or guests found to have illegal substances on the premises will be instructed to checkout immediately.

Pets
Bosorne Hayloft accepts one well-behaved pet (possibly two); Tre Davas accepts three. We are animal lovers and welcome pets. However, we ask that guests respect that in order to maintain our high standards and reputation; we have to impose some conditions. Pets will only be allowed if notified of the type and number on the Booking Form. We reserve the right to refuse a booking if the type or number of pets is deemed unsuitable for the property. Pets on the beds are strictly forbidden and a charge for additional laundering will be made if pet hair is found on or in bedding. We provide throws for the sofa and chairs and ask that guests use these to protect the furniture. We ask that pets are not allowed on unprotected furniture. Pets can be left unattended in the property if guests are happy that they will be not be stressed by being left or cause any damage and with agreement from the property owner. Our experience, however, is that dogs, in particular, do not settle as well as owners expect and so it is advised that you don’t travel far when first leaving them. We reserve the right to enter the property and to charge for pet-sitting services if we have concerns about the health or welfare of any animal. This includes vocalisations by dogs if deemed prolonged, excessive or is causing a nuisance. We reserve the right to withdraw the right for guests to leave their animals unattended at or in the property. All faeces must be cleared up and binned. Owners are liable for any damage caused by pets. Pets must be well behaved and under control at full times and not cause a nuisance to other guests or your holiday may be terminated immediately. Please ensure pets have clean feet before entering the accommodation.

Electricity, Central Heating, & Linen
Electricity is included in the rent, as is central heating. Bed linen, towels and tea towels are provided. Please note beach towels are not provided.

Good housekeeping/damage Bond
This must be paid 7 days prior to arrival. This bond is to pay for any minor damages/breakages that occur and may be withheld if the property and surroundings are not left in the same condition as found.

Utilities
The owners cannot be held responsible in any way for the failure of utility services e.g. electricity, water supply, wastewater services, TV signal, WiFi, refuse collection or log delivery by third-party suppliers. Failure of these services are totally beyond the control of the owners and no refunds will be given in the event of any supply or service failure.

National Lockdown
In the event of a national lockdown that coincides with your holiday, where you are unable to travel, and we are prevented from opening, you will be offered a change of date/full refund.

Regional/Local Lockdown
In the event that the address given on the booking is put into Local/Regional Lockdown, rendering you unable to travel, and the period of restriction covers the period of your booking, you will receive a change of date/full refund.  Please note that this applies only to the address given on the booking by the lead booker, and does not apply if any other party member at a different address is unable to travel due to local lockdown.
Your inability (or the inability of any, some or all of your intended occupants) or disinclination to travel to and stay at your hired Cottage for any reason.  This includes – but is not limited to – illness (including Covid), a requirement or recommendation to self-isolate or quarantine, a call to jury duty, incarceration, change in personal or work circumstances, family emergencies, travel delays, vehicle breakdown, and delays with public transport.  These remain at your risk and do not give rise to a right to cancel or to receive a refund unless we re-let the property. You are strongly recommended to take out UK travel insurance to cover these eventualities. If you choose not to take out UK travel insurance then you accept responsibility for any loss that you may incur due to your cancellation. If The Client, or any member of their party, develop symptoms related to Covid19 or are asked to isolate due to track and trace they agree to report immediately. The Client and their party will vacate the property immediately and return to their home address for support from their registered healthcare provider. If you decide to stay at your accommodation you will be responsible for all additional costs.

Right of entry
We shall be allowed reasonable right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance

Cleaning
We very much appreciate that a lot of people do not wish to clean when they are on holiday but on the other hand some of our guests take pride in leaving the accommodation exactly as found. It is difficult to factor the differences when pricing our accommodation. That is why we have decided us a good housekeeping bond. Please do not offended if some of the bond is kept for cleaning if the barn is not left in the same state of cleanliness found as you have not been charged for cleaning costs in the rental price. We fell this approach is the fairest way of managing all parties different expectations of self catering.

Eligibility
We reserve the right to refuse any bookings at our discretion without giving any reason.

Non-availability of Property
If for any reason beyond our control, the property is unavailable on the day when the tenancy is due to begin (e.g. due to flooding, fire damage etc.) or the property becomes unsuitable for holiday letting, Tenants will receive a full refund of all rents and charges already paid. We will make every effort to find a suitable alternative property but the Tenants shall have no further claim against the Owners.

Liability
The Owners accept no liability for loss or damage to the Tenants possessions on the Owners land or property. Neither do the Owners accept any liability for personal accident or injury on the Owners land or property.

‘Force Majeure’
We cannot accept responsibility or pay compensation where the performance or prompt performance on our contract with you is prevented or affected by reason of circumstance, which amount to Force Majeure Circumstances amounting to Force Majeure include any event which, we could not, even with all due car, foresee to avoid .Such circumstances include the destruction or damage of your Holiday Home (which cannot reasonably be remedied to a satisfactory standard before the start of your holiday) through fire, flood, explosion, storm or other weather damage, break-in, criminal damage or any similar event beyond our control. Such circumstance also include riots or civil strife, industrial action, natural or nuclear disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity and all similar situations beyond our control.

WIFI
All reasonable endeavours will be taken to ensure that you are provided with free, uninterrupted Wi-Fi service. We will not be liable however, if for any reason, the service is not available at any time, nor for any loss of data or damage to equipment you suffer as a result of using the service. We may suspend access at any time and for any reason. The Wi-Fi service we provide is intended to be used for general purposes, including accessing the worldwide web and email. By accessing the service, you undertake that you will use the services responsibly and that you will behave in a lawful, honest and proper manner. You may not: use the service for any illegal purpose (including but not limited to breaching any intellectual property, copyright or computer misuse legislation and downloading or uploading any illegal material); send any unsolicited commercial email (or “spam”) or any activity relating to it; carry out any “hacking” activities such as attempting to access systems without authorisation or carry out denial of service attacks.

Lost property
For large items please arrange a courier. Smaller items may be posted back at cost with a admin charge of £5.

Undercover playbarn
Please adhere to the rules listed in the play area to not do so may result of the withdrawal of the facility.

No candles, naked flames, fireworks or sky lanterns permitted.

Disturbance
Please keep noise levels down to reasonable level particularly after 9pm and before 10am as the majority of guests enjoy the peace and tranquillity. If this is not complied with after a reminder your holiday may be terminated without refund.

Occupancy
Only those listed on the booking form may occupy the accommodation and the use of facilities. Unless pre agreed with the owner. No use of accommodation for visiting guests for parties/gatherings without permission. Strictly no over occupancy for sleeping purposes. Failure to adhere to this may result in extra charges or termination of holiday without recompense.

Beds
All super-king beds will be made up as supering unless notified to be twins at least 7 days before arrival, failure to do so mat result in additional charges.
